Plans move forward for 120 luxury apartments along the Carlisle Pike - PennLive

A Wormleysburg-based developer is moving forward with plans to build luxury apartments along the Carlisle Pike in Hampden Township.

Integrated Development Partners plans to construct three apartment buildings known as the Hampden Terminal Apartments with a total of 120 apartments at 4444 Carlisle Pike to be built behind the Hampden Terminal shopping complex.

The first building will have five stories and 62,676 square feet of space and 15 one-bedroom apartments, 20 two-bedroom apartments and four three-bedroom apartments. The building will also have a lounge, conference room and fitness center. The second building will have three stories and 45,783 square feet of space and nine one-bedroom apartments and 24 two-bedroom apartments. The third building will have four stories and 68,050 square feet of space and 15 one- bedroom apartments and 33 two-bedroom apartments.

The one bedroom apartments will be between 825 and 910 square feet. The two bedroom apartments will be between 1165 and 1275 square feet. And the three bedroom apartments will be 1565 square feet. At least some of the apartments will have balconies.

All three buildings will have parking on the lowest level of the building and all three will have bike racks.

There will also be a fourth building that will have 4,500-square feet of commercial space. The uses of the commercial space are unknown at this time but could include retail.

On Thursday night, the Hampden Township Planning Commission recommended that the final land development plan be approved. The plan could go in front of the Hampden Township board of commissioners as early as the board’s next meeting on Jan. 28.

Originally the developer was also planning another 60 luxury apartment units and retail space at the former West Shore Health Club at 107 St. Johns Church Road and Pizzaworks restaurant at 4415 Carlisle Pike but those plans have been dropped.

“When COVID hit we decided to back out of that project,” Jonathan Bowser, a partner with Integrated Development Partners said earlier this week.

Integrated Development Partners is also behind several other high profile projects in the midstate including Steel Works, a mixed use development in Steelton; The Porches at Allenberry, a resort community in Monroe Township; High Pointe at Hershey, a condominium community in Derry Township and The Lofts, a condominium community in Harrisburg.
