H-E-B recently bought land near Camp Stanley, Cascade Caverns and fast-growing Boerne and may build a new store there as part of a mixed-use development.
The San Antonio company purchased 13.65 acres between Interstate 10 and Old Fredericksburg Road and north of Dietz Elkhorn Road earlier this month, Bexar County records show.
Site plans, signage and other information included in county documents show an H-E-B grocery store, pharmacy drive-thru, gas station and car wash.
“I can confirm we have purchased that land for a potential future store location and will share more info when we have it,” said spokeswoman Julie Bedingfield.
H-E-B acquired the land from VEP Lemon Creek LP, which owns about 117.8 acres there and is planning a mixed-use development.
It’s unclear exactly how much housing and commercial space will be included.
The project could encompass as many as 660 multi-family units and 47.5 acres of commercial development, according to a presentation last month to Bexar County commissioners. It will not include single-family housing.
Information provided to the San Antonio City Council last month noted 71.07 acres of commercial use and roughly 527 multi-family units.
Council members and commissioners approved creating a public improvement district, which is used to pay for roads, utilities and other infrastructure within the designated area. Sewer, water, streets and drainage improvements for the Lemon Creek development are expected to cost $24 million, according to city staff.
VEP Lemon Creek LP is linked to Valcor Commercial Real Estate, a local brokerage and property management firm, state filings show. Representatives from Valcor didn’t immediately respond to an inquiry.
Both Bexar and Kendall counties are growing quickly and attracting new residents from other areas inside and outside Texas. Home sales and prices are rising as senior citizens, young professionals and families migrate to the area.
Bexar’s population surpassed the 2 million mark in July 2019, census data shows, and Kendall ranked seventh in the U.S. among counties with the largest percentage growth between 2010 and 2018.
H-E-B opened its newest local store last year on the far West Side, where housing and retail construction is surging.
