The City of Delray Beach City Commission will hold a workshop meeting on Tuesday, October 12, 2021 at 3:30pm to discuss the creation of a new Central Business District (CBD) Sub-district, the South Pairs Neighborhood Sub-district, through Land Use Map Amendments (LUMA), Rezonings, and amendments to the Land Development Regulations. The area under consideration is located between SE 4th Street to the north and SE 10th Street to the south, along SE 5th and 6th Avenues.
This effort was directed by the City Commission to help guide future redevelopment using the LDR to provide a higher level of design criteria that encourages investment in the area, while ensuring compatible transitions between the commercial corridor and the adjoining residential neighborhoods. The proposed land use and zoning designations are similar in intensity (including height) as the current designations but have a lesser focus on regulating the mixing of uses and higher architectural and streetscape standards.
The City Commission agenda is posted online one week prior to the meeting date.
Ordinance No. 18-21 Land Use Map amendment to CC designation
Ordinance No. 19-21 Rezoning to CBD
Ordinance No. 20-21 LDR Amendments for the South Pairs Neighborhood Sub-district
NOTE: The first public hearing was held on Tuesday, July 6, 2021. The second public hearing is anticipated to take place in December 2021.
