A 24-hour Wawa convenience store is planned to be built on a five-acre stretch along Route 512 in Hanover Township, Northampton County.

Jaindl Land Development Co., the property owner and developer of the project, this past Tuesday gained conditional use approval for the 5,585-square-foot store, 90 Highland Ave. Township supervisors gave the nod in a unanimous 4-0 vote as long as required road improvements are provided.

Luke Jaindl, vice president of the Jaindl Land Co., told lehighvalleylive.com the company wants to demolish a shuttered four-story office building and existing bank on the site. The Wawa convenience store and 16 fueling stations would then be constructed on the property, as well as a neighboring three-story office space slated to be occupied by the Lehigh Valley Health Network.

The Wawa would have 65 parking spaces and the neighboring facility would have more than 65 spaces. The Wawa is planned to include indoor seating but alcohol sales are not being permitted. The goal, if approved, would be to start construction on the project in early 2022, Luke Jaindl said.

Supervisors are requesting nine conditions spanning street lighting, medians, sidewalks and traffic signal timing. Luke Jaindl said the company is required to construct a continuous right-in and right-out auxiliary lane north from the Wawa to a recently opened Dunkin’ store just north of the site.

A median along Highland Avenue -- 300 feet from Route 512 -- and a sidewalk -- from the Wawa to the Highland Avenue/Route 512 intersection -- also is being required. So are signal timing improvements and the installation of street lights along Highland Avenue and Adler Place, Luke Jaindl said.

Cars would enter and exit the site from Adler and Route 512 with limited access of Highland Avenue, according to the plans.

The project sits in the township’s planned industrial business district, in which zoning allows convenience stores by conditional use only. Jaindl’s next steps are to go before the Planning Board for land development use review followed again by the Board of Supervisors. The developer also will need to obtain permits from the Pennsylvania Department of Transportation.

Jaindl Land Co. spans four family generations. It’s known for several high-profile developments across Northampton and Lehigh counties. The projects, spanning span more than 14 million square feet of real estate, have generated more than 12,000 jobs for the region plus over $15 million in local tax revenue annually, according to the company.

Jaindl additionally is known for its integrated turkey production that includes breeding, hatching, growing and selling more than 750,000 turkeys annually in North Whitehall Township.

At least four other Wawa projects additionally are on the books for the Lehigh Valley.

A Wawa convenience store and neighboring McDonald’s are slated for Route 309 and Passer Road in Upper Saucon Township. The Wawa, currently under construction, is expected to open sometime in winter 2022, Joe Botta, developer at Provco Pineville Acquisitions, previously told lehighvalleyllive.com.

There are also plans to build a Wawa along Route 412 near the Interstate 78 interchange at the site of the former Chris’s Restaurant in South Bethlehem. Chris’s, a popular local diner, closed about five years ago after its owners won a portion of a lottery jackpot.

Signs in recent weeks indicating construction of a Wawa also went up next to a strip mall housing Carl’s Corner and Dunkin’, 848 Nazareth Pike, in Lower Nazareth Township. Another Wawa is planned at 364 Susquehanna St. in Allentown, which is slated to open by winter 2022, according to the chain’s website.

Wawa Inc. has more than 730 convenience retail stores with nearly 500 offering gasoline across Pennsylvania, New Jersey, Delaware, Maryland, Virginia and Florida, according to the website.
